Profile

The Maintenance Technician - III under the supervision of the Maintenance Manager, perform the duties peculiar to, and normally required of the trade of HVAC-R Technician, following recognized procedures and techniques for such work.\r
Principal Duties and Responsibilities:\r
\r
Inspects and operates HVAC and refrigeration units and machinery to determine that all are functioning properly\r
Conducts building envelope evaluations, ventilation assessments, and other measurements as required for proper building environmental management\r
Reads thermometers and gauges, and records reading\r
Assists with the design and installation of automated building management\/direct digital control systems\r
Responsible for ensuring proper environmental conditions through the daily operation of HVAC and automated building management systems\r
Monitors computer software as required\r
Maintains and repairs systems\r
Tests efficiency of system with instruments and makes adjustment to controls\r
Lubricates compressors, motors, and other moving parts\r
Tests systems before placing them in operation\r
Tests joints and connections according to type of refrigerant used\r
Repairs leaks and retests\r
Reads schematics, blueprints, and diagrams\r
Drains system as required per manufacturer's instructions\r
Operates system for several hours, making adjustments to thermostats and valves to ensure proper control of freezing action\r
Performs preventative maintenance to units as required per manufacturer's instructions\r
Changes filters, belts and other components per manufacturer's specifications\r
Maintains logs and records as required\r
Such other duties and responsibilities as may be assigned from time to time.\r

Working Conditions: Work under conditions including adverse weather, outside environment, and heights.\r
Physical Requirements: Lifts, carries, pushes or pulls a variety of tools, equipment, and materials. Climbs, balances, stoops, kneels and crouches to gain access to pipes, wiring, and equipment. Handles a variety of hand and power tools. Near visual acuity needed to read equipment diagrams and inspect parts. Depth perception, field of vision, and color vision needed in fitting and installing parts. Works inside and outdoors. Exposed to heat, wet, and cold conditions. Exposed to noise and vibration from operating machinery.\r
Knowledge, Skills, and Abilities:\r
Minimum\r
\r
Must be able to diagnose and repair or replace all components of major, state-of-the-art HVAC-R systems including, but not limited to: compressors, coils, motors, control mechanisms, solenoids, switches, VAV boxes, duct heaters, valves, burners, heat exchangers, chillers, air handlers, furnaces, boilers, split systems, evaporators, expansion tanks, air curtains, humidifiers, pumps, blowers, fans, thermostats, condensers, vacuum pumps, freezers and refrigerators.\r
Must be familiar with computer network functions, local area networks, category 6E wiring, and computer workstation setup.\r
Must be familiar with installation, commissioning, and operation of building management systems using such protocols as C-bus, Profibus, DeviceNet, SOAP, XML, BACnet, LonWorks, Modbus, etc.\r
Must have extensive experience utilizing HVAC control software to troubleshoot problems and monitor and adjust temperatures.\r
Must have extensive knowledge of control systems and have the ability to diagnose and repair same as necessary.\r
Must have extensive knowledge and ability to diagnose and repair commercial refrigeration and freezer equipment.\r
Must understand electrical current and wiring.\r
Must be able to read schematics, diagrams and blueprints.\r
Must possess valid journeyman's license from recognized agency, e.g. State of Michigan, City of Detroit.\r
Graduation from an accredited trade or vocational school in an HVAC-R related field is required.\r
A minimum of seven years of commercial and\/or industrial HVAC-R service is required.\r
