We are seeking an experienced Building Maintenance Technician/HVAC Assistant
for our First Quality Retail Services
division located in King of Prussia, PA
This individual will take personal responsibility to prevent accidents and injuries by observing established working rules, follow the directions of supervisors, practice the principles taught in safety training and provide ideas to further strengthen our program. Responsible for working in a safe manner to oversee daily operations of maintenance and housekeeping in regards to the building and grounds.
Primary responsibilities include:
Adhere to all Safe Work Practices (SWP) and organizational policies and procedures. Must abide by all safety requirements and attain safety goals.
Must be willing and able to work at varying heights.
Install and repair drywall and drywall finishing, windows, cabinets, stairs, drop ceilings, wall fixtures, projection equipment, vinyl flooring (cove molding and carpet tiles), door hardware (locksets, hinges and closures), safety railings, guard railings and safety barriers.
Perform masonry work, including cement block, concrete mixing, patching and pouring.
Perform plumbing installations and repairs (threading, soldering, brazing and PVC) on faucets, commodes and drains.
Perform surface preparation, caulking and painting.
Perform preventative maintenance and complete minor roof repairs.
Assist, perform and/or monitor janitorial services as assigned.
Perform maintenance of building grounds, including landscaping, litter pick-up, snow blowing, snow shoveling and leaf collection/pick up etc.
Perform daily/weekly inspections and complete checklists as required; i.e. restrooms, roof, grounds, etc.
In conjunction with the HVAC technician, perform safe start-up, operation and shut-down of HVAC systems, chiller systems, boiler systems and related equipment.Complete daily inspections, perform and log skilled repairs and preventative maintenance tasks on facility packaged and split roof top and air handling HVAC systems units.
Adjust and document temperatures, set-points and loads using the facilities Building Management System (BMS).
Oversee and provide direction to contractors completing equipment repairs and projects.
Must be able and willing to travel including overnight travel as required.
Must be able to work overtime, holidays and weekends as necessary, as well as any shift, and be prepared and able to do so with minimal notice.
Must be able and willing to continuously upgrade job-related knowledge as required.
Willing and able to be on-call 24 hours/day, 365 days/year.
Must have a valid driver's license.
Other duties as assigned with or without accommodation.
High School Diploma or equivalent.
Vo-Tech training in building trades and HVAC.
Knowledge of electrical circuits, basic fire panel/systems operation and troubleshooting and chiller and boiler plant operations.
5 years' experience in a facilities maintenance role.
Must be able to pass minimum required standard on all competency tests.
Read and understand blueprints and hand sketches; personally own the basic hand tools (carpentry & HVAC) required.
Must be proficient with the use of air and power tools.
Must be trained to operate a high reach and fork lift.
Willing to learn to use the computer system for work orders and preparation of purchase orders using SAP.
Must be able to speak, read and write the English language.
Good oral and written communication skills, computer skills, reasoning and mathematical skills.
